Cancellation Policy
COVID PROTECTION GUARANTEE For bookings accepted after 8th January 2021: we will refund your payment to us for the booking if you have to cancel because your address (on the booking form) is in a location where holiday travel by residents is not permitted at the time the holiday is due to take place. We will also refund you in full if Coronavirus regulations require our cottages to be closed to holidaymakers at the time of your holiday. The cost of your booking includes a £30 administration fee which is not refundable. Your refund will be processed on the scheduled booking departure date. This is not travel insurance and we will not refund you if you decide to cancel for any other reason including illness or self-isolation or because another member of your party is unable to travel for any reason. We recommend you to obtain travel insurance.
The full cost of a booking is due where the holiday start date is less than 60 days from the date of booking. All other bookings require a 25% deposit at the time of booking with the balance paid no later than 60 days before the start of the holiday. If YOU cancel for any reason except the Coronavirus travel restriction above any refund will be based on us successfully re-letting the period booked. You may be refunded less that you paid. If we are unable to re-let the property we will not be able to refund you.
All bookings are provisional until the booking has been confirmed by us.
What’s included in the price?
The price includes heating and electricity. Towels, bed linen, duvets, sheets, pillows and pillowcases are provided for use in the cottages and we will make the beds up in the arrangements you’ve requested before your arrival (The Miller’s House, Mill Race Cottage and The Lodge include a bedroom which can be either a SuperKing double bed or two singles).
We will provide some dishwasher tablets. If you expect to make heavy use of the dishwasher you will need to bring additional tablets. We provide bin liners for the kitchen waste bins, lavatory paper by each WC and hand wash by wash basins. We do not provide shampoo or conditioner.
To welcome you on arrival you will find milk in the fridge, tea, coffee and biscuits.
Booking Periods
From 16:00 on the day of arrival to 9:30 on the day of departure. Short breaks Friday to Monday and Monday to Friday (both 70% of full week rate) are often available outside peak periods. Other start days are by arrangement so please contact us about any of these.
Damage Security Deposit
A £100 refundable damage security deposit per cottage booked may be required and is payable in CASH only on arrival. The deposit will be returned in full or in part when the cottage has been fully checked for loss of inventory or damage we consider to be unreasonable. If the cottage requires cleaning above and beyond our normal expectations this may also result in a charge. Breakages may be charged at our discretion. A higher security deposit may sometimes be required. We stopped taking a cash deposit in July 2020 following our risk assessment in connection with COVID-19. We will advise you in advance if this is being reintroduced.
Pets
With beautiful countryside and excellent footpaths Mendham Mill provides a great base for visitors with dogs. If you intend to bring a dog with you this should be indicated on the booking form at the time of booking. We welcome well-behaved dogs (we regret we do not allow puppies). However, with cattle in the water meadows, our own animals, other wildlife (and other guests) we do need guests to take particular care of their dogs.
Dogs must be kept under control and on leads when outside in the grounds of the Mill. This includes The Miller’s House riverside gardens. The Miller’s House courtyard, like The Lodge garden, is enclosed so your dog and run freely. We have also field in the grounds where dogs can run freely.
Please ensure you clear up after your dog and do not let it swim in the river. We’ve had a number of instances of wet and muddy dogs racing back into cottages and shaking themselves dry.
An outside tap and hose is provided if you want to wash your dog down after a muddy walk. We can also provide dog towels.
To avoid accidents or nuisance to other guests, dogs must not be left unattended in your cottage. Most local pubs are dog friendly although the pub here in Mendham only allows dogs outside.
No other animals can be brought onto the property without prior permission.
Smoking
Smoking is not permitted in any of the cottages and the hirer will be liable for the cost of cleaning all carpets, furniture and curtains if smoking has occurred.
Prohibited Items
To reduce the risk of fire, hazardous items are not permitted in the cottage. Prohibited items include candles, portable heaters, portable air-conditioning units, hoverboards, electric bicycles. Phone and laptops with suitable chargers are permitted.
Fishing
Fishing is available during the open season in the river and the mill stream from the grounds of the mill. Anglers must hold a valid licence. (Closed season is 15th March – 15th June). Rods must never be left unattended. Fishermen will be liable for any injuries to waterfowl. (One of our swans had to be taken to the vet in 2010 after swallowing a hook from an unattended line).
Additional Visitors
The total number of people who may stay is as stated for each cottage. You cannot accommodate additional visitors on camp beds etc.. However, you are welcome to have up to four additional people visiting you while you are here during the day in your cottage or in your private garden. For the security of other visitors and ourselves, you must let us know in advance of any visitors. The communal gardens, games room, canoes, boat and fishing are for resident visitors only. We regret that additional visiting dogs are not permitted.
Group Bookings
We do not accept group bookings for multiple cottages. This is because none of the cottages has a sitting room or dining room capable of seating large numbers in comfort.
We reserve the right to refuse bookings for which, in our opinion, the accommodation is unsuitable. We do not accept stag / hen party type bookings.
EV Charging
EV charging is available onsite. The cost of this can be added to your booking or paid for on arrival. It is expressly forbidden to charge an electric vehicle using anything other than one of our dedicated charging points.
Liability
The owner is not liable for any accident or injury occurring at the premises save where the accident or injury is as a result of the negligence or wilful misconduct of the owner or our staff or agents.
You must not engage any third party to provide any service at the property without our consent (and where relevant our insurers) and that in making a request for consent, you should provide written details of the service provider (and any information requested by our insurers) and the service to be provided and that consent will only be given where the third party supplier has appropriate insurance cover and has provided information relating to the insurance that is required.
We will not accept liability for the activities of third party suppliers and where we make a suggestion or recommendation of a particular third party supplier, that will be based on the genuine belief and experience of the owner / or feedback received by the owner from other guests / contacts, and we shall not be liable for the failure of a particular service provider to properly perform the relevant services, this being a matter between the guest and the relevant third party service provider.
